Financing as One Loan
Flagstar's single loan new
construction programs give you the convenience of one loan with the
stability of a 15 or 30-year fixed rate program that you lock in
before construction begins. These loans allow for a construction
phase of up to one year, during which you make interest-only
payments at an interest rate slightly higher than your permanent

New Construction and Permanent
Financing as Two Loans
This short-term program
provides funds for the construction phase of a new home. Then, after
construction is completed, you have the flexibility to select the
Flagstar mortgage product that best suits your needs to establish
permanent financing for the home. The advantages of a two-loan program
include:
- During construction, the
loan has an adjustable interest rate and you make interest-only
payments each month. The loan allows for a construction phase of up to
nine months.
- Two closings permit a
variety of loan terms for permanent financing, including an adjustable
interest rate, jumbo loan, an interest-only option or the ability to
provide limited income and/or asset documentation.
Home Renovation Loan
If you're looking to add onto
or renovate an existing property, consider the benefits of a Flagstar
home renovation loan! This program allows borrowers to combine the
purchase or refinance of a property with the costs needed to renovate or
remodel. With a renovation loan, you make a fully amortized principal
and interest payment both during and after the construction phase of the
project. Some of the benefits include:
- Building funds are held in
an interest-earning escrow account during the construction process.
After all renovation work is complete, any funds remaining in this
account are applied to the principal balance of your loan.
- Funds for completed work are
disbursed directly to the contractors, saving you time.
- Contractors' work must be
inspected and approved before funds will be distributed, giving you
extra protection to ensure the work meets local building regulations.
- Soft costs such as
architectural services, engineering and permit fees may also be
